Facilities Assessor – Architectural Gordian, an international company and part of Fortive, is the leader in facility and construction cost data, software and services for all phases of the building lifecycle. The Facilities Planning Services team provides facilities condition assessments, capital planning and asset management software, and consulting services to clients in Higher Education, K‑12, Healthcare, Government, Corporate and FM Providers. As a Facilities Assessor – Architectural, you will travel with a collective team of assessment professionals to perform condition assessments of architectural systems in facilities and supporting site infrastructure for a wide range of asset types, from zoos to airports, hospitals to schools, historic government buildings to advanced lab facilities. Responsibilities Independently review client documentation and conduct visual inspections of building assets to verify physical condition of foundations, structures, exterior envelope, stairs, hardscapes, interior stairs, finishes and conveyance. Perform conformance review to client standards and compliance with accessibility, fire and life safety, code, energy and sustainability evaluations. Interact and collaborate with client facilities management staff to learn key information related to operations, investments and functional needs. Document system findings on‑site with company‑provided tools and justify determinations of physical condition. Develop cost estimates for replacement and corrective measures using existing data libraries and vendor research. Document findings within Gordian’s asset management and capital planning software in collaboration with other assessment team members. Ensure individual quality assurance, including completeness and accuracy of findings aligned with project scope. Support client inquiries by providing clarification and guidance based on assessment findings. Other responsibilities as assigned by management. Essential Job Functions Travel 40%–50% of the time, nationally and occasionally internationally. Physical requirements: walk customer sites for 6–8 hours per day, sometimes ascend/descend ladders, work at heights, and work outdoors in varying weather conditions. Qualifications Associates or bachelor’s degree in Architectural Engineering, Architecture, Facility/Construction Management or equivalent experience. Minimum 5 years of experience in facility assessment, inspection, operations, design or property management. Knowledge of building codes and standards for existing buildings. Experience with quantity surveys and estimating replacement values using RS Means or similar datasets. Experience evaluating facility/system conditions and conducting lifecycle analysis with cost estimates. Proficiency with computers and mobile devices, including Microsoft Office (Teams, Word, Excel) and web browsers. Clear written and verbal communication skills. High attention to detail. Technical certifications, professional registrations or government clearances are a plus. Multi‑disciplinary knowledge of architectural, structural, mechanical (HVAC, plumbing), electrical and site utilities is a plus.
