This role is responsible for managing budgets, schedules, consultants, contracts, permitting, and construction execution, while ensuring projects meet design intent, financial targets, and regulatory requirements. The Project Manager 2 will play a key leadership role within the organization and act as the primary interface between ownership, consultants, contractors, and municipal authorities.Key Responsibilities 1. Development & Pre-ConstructionAssist and comment projects through feasibility, design development, and pre-construction phasesCoordinate architects, engineers, planners, and consultantsReview drawings for constructability, value engineering, and cost optimizationLead estimating efforts and prepare Class D through Class A budgetsConduct trade scoping, tendering, and bid evaluations2. Construction ManagementOversee construction execution for 40+ contracts through to occupancyAdminister construction contracts (CCDC and stipulated sum contracts)Manage change orders, RFIs, submittals, shop drawings, and site instructionsEnsure adherence to schedule milestones and critical path managementMonitor cost controls and forecast monthly project financial performanceMaintain builder’s risk compliance and risk mitigation protocolsCoordinate site teams, consultants, and trade partners3. Financial & Contract OversightMaintain strict budget control and cost reportingMonitor project contingencies and cash flow schedulesReview progress draws and lender reporting packagesNegotiate and administer construction and consultant contractsLead procurement strategies and major trade buyouts4. Design & Technical OversightReview and coordinate architectural and engineering drawingsUtilize 3D design software to review models and resolve conflictsPerform design coordination using:BluebeamRevitAutoCADUtilize Adobe Photoshop for presentation materials, marketing visuals, and design refinementSupport sales and marketing teams with rendering and visualization coordination5. Leadership & CommunicationProvide executive reporting to senior leadershipFoster collaboration across development, construction, sales, and finance teamsMentor Project Coordinators and site staffMaintain clear and professional written and verbal communicationQualificationsMinimum3 years of experiencein estimating, drawing design, and construction managementDegree in Construction Management, Architecture, Engineering, Real Estate Development, or related field is preferredProven experience inboth residential and/or commercial development projectsDirect experience managing development and building permit processes with theCity of Calgaryis an assetStrong experience in:Budget controlCost forecastingCash flow schedulingConstruction financial reportingExtensive experience using:BluebeamRevitAutoCADProficient in Adobe Photoshop and design visualization toolsDemonstrated pre-construction leadership experienceStrong experience administering construction contracts (CCDC preferred)Clear, confident written and verbal communicatorStrong team player with leadership presenceExperienced building construction schedule’s for projects in excess ($10M)Core CompetenciesStrategic project planningFinancial discipline and accountabilityRisk managementDesign integration and constructability reviewNegotiation and contract administrationTeam leadership and collaborationHigh attention to detailRole RequirementsThis is not a remote position.
