Role Impact To provide management for the effective operation of a major Shopping Centre by directing and coordinating the efforts of the operations team and overseeing the services provided by external resources such as architects, consultants, contractors and suppliers so the Centre is managed within budget and meets CF standards. What you will deliver Manage the activities of all team members to ensure the timely achievement of department goals, within prescribed policies, procedures and standard business practices. Provide regular motivation and mentoring to all staff to encourage ongoing professional development for succession planning purposes. Ensure that all preventative maintenance requirements for all mechanical/electrical systems and equipment are evaluated, documented and performed. Support the management of the overall health and safety program by ensuring safe and secure operation of the facility, delivering on environmental H&S compliance requirements and providing resources and guidance so that all processes, inspections and employee training are aligned with CF policies and applicable legislation. Make sure that all programs related to the overall operation of the Centre are implemented in a timely, efficient and cost‑effective manner by reviewing areas such as, but not limited to, preventative maintenance, environmental management, roof maintenance and rehabilitation, health & safety, and marketing. Develop annual operating budget for all categories of expense and recovery by conducting thorough studies of all previous years’ budget, repairs and upgrades to help CF stay leaders within the market. Monitor operational expenses on a monthly basis by reviewing actual performance against budgeted figures and conduct a monthly variance analysis to resolve variances. Ensure property operations are well organized and competently staffed by administering VisionFM schedules for staff and contractors to meet customers’ needs effectively and efficiently. Facilitate and coordinate ongoing, open communications with tenants to understand and address their operational concerns so their needs are met and the assets are maintained appropriately. Respond to after‑hour emergency calls by going to the site and taking all actions required to ensure all emergency procedures are followed and the security of personnel and the property is maintained. Handle service contract negotiations. Your Strengths A great leader with a positive demeanor and strong interpersonal skills. Strong verbal and written communication skills. Organised with the ability to handle multiple tasks and prioritise for completion. Dedicated professional willing to respond to emergencies. What you need to succeed B.Eng or equivalent. SMA (BOMA) or Building Environmental Systems I. CFM (Certified Facilities Manager) certification is an asset. Enrolment in FMA or RPA or Shopping Centre Managers Course or equivalent. Minimum 10 years experience in Physical Operations management with at least 7 years supervisory/management experience preferably in a mixed‑use environment. Thorough knowledge of general maintenance procedures, budgeting principles, electrical and practical theory, new technologies, HVAC, electrical/mechanical systems, management principles, budgeting principles. Recent experience managing in a unionised environment including solid understanding of collective bargaining. Excellent knowledge of Building Automation Systems (Johnson Controls) and preventative maintenance software. General functional knowledge of environmental hazards and green (LEEDS) initiatives. Benefits Starting base salary for this job level may range from $81,433 to $108,577. The actual base salary offered will consider several factors including role, experience, skills & qualifications, location, market and internal considerations; with this context, CF reserves the right to pay above this range.
