Company Values Innovation Commitment Integrity Teamwork Excellence Brief Overview The Project Manager reports to the Senior Project Manager and is accountable for the overall project performance, planning and development including cost, quality, safety, and schedule. They maintain excellent relationships with owner, designer, consultants, subcontractors and public. The Project Manager provides leadership and mentorship to the project team. Responsibilities Accountable for contract documents, Requests for Information, Site Instruction, and Submittal controls and distribution procedures. Ensure all project correspondence and records are properly managed and maintained by the team. Collaborate with the superintendent to establish major construction work plans and engineering methods, providing input from a cost perspective. Develop and implement the Project Execution Plan in conjunction with the Superintendent, ensuring it is communicated and understood. Chair project startup meetings. Chair, minute, Project OAC & Construction Progress Meetings. Conduct weekly team huddles chaired by the superintendent. Accountable for project profitability, including budget/cost control system preparation, maintenance, and forecasting. Manage the project Change Management process to ensure additions to contract are properly notified, addressed and closed out. Procure all trades in all divisions for the project, unless noted as Owner in the Contract. Enforce contractual responsibilities and resolve disputes, ensuring the project is completed in compliance with contract requirements. Identify, track and mitigate risk throughout the project life cycle, ensuring scope is covered and risks are allocated to the appropriate parties. Ensure the project team is efficient and tasks are completed timely, providing mentorship and feedback to the project team regarding expectations and delegating work as needed. Oversee project schedule, task definition and breakdowns, ensuring compliance by all parties. Provide regular schedule progress reporting and updates oversight. Manage internal project close‑out, including archiving of documents and producing the final project report. Plan contract close‑out, including occupancy, commissioning, maintenance and warranty manuals. Negotiate and issue subcontracts, monitoring their progress, schedule and risk of default. Handle all change orders, including negotiating, processing and assessing cost and schedule impact. Liaise with the accounting team to prepare monthly billing, ensuring subcontractor and supplier invoices are approved and costs are tracked to maintain budgets. Primary point of contact for escalated issues with clients, consultants and subcontractors. Promote a team atmosphere, coaching the project team to perform in their roles and providing opportunities for progression. Manage the prime contract between CCM and owner, ensuring compliance and profitability, including notifications required by contract defaults by trades or owner. Qualifications Required Post‑secondary education degree or diploma in a construction‑related area of study. Minimum of eight (8) years of direct project management experience in high‑rise / ICI construction. Demonstrated success in project delivery and execution of project management methods. In‑depth knowledge of the construction industry and company operations, specifically construction specifications, building materials, methods and procedures. Strong problem identification and resolution skills. Thorough knowledge of quality management, risk management practices, procurement, construction documents, contracts and contract law, project reporting and scheduling & constructability. Strong conflict management skills and ability to be persuasive and motivating. Ability to lead a team and develop talent. Able to build and maintain lasting relationships with all business units, corporate departments, key managers, and other stakeholders. Flexibility to adjust to shifting priorities and deadlines. Desired Previous experience with Procore, Jonas and/or Microsoft SharePoint. PMP certification. Previous field experience in the construction industry. Gold Seal certification. Understanding of the high standards of quality assurance. Willingness to “Do what it takes.” Ability to lead and work inside a large dynamic team. Compensation The estimated salary range for this role is $120,000 - $170,000 annually. Base salaries are determined according to several parameters like skills, experience and potential impact on the role. Internal and external competitiveness are also taken into account in our offers.
