The Project Manager – Construction is responsible for the planning, coordination, and execution of multi‑residential projects from pre‑development through to final delivery. This role ensures projects are completed on time, on budget, and according to the company’s quality standards, while efficiently coordinating all internal and external stakeholders. Acting as a key liaison between management, subcontractors, and site teams, the Project Manager guarantees the overall success of the projects. Project Management and Planning Prepare cost estimates for projects in preliminary and active phases. Develop and update detailed budgets, ensuring rigorous cost tracking and variance analysis. Define, plan, and monitor overall project schedules to ensure timely delivery. Actively participate in coordination meetings and prepare progress reports for management and partners. Technical Analysis and Optimization Review and validate architectural and engineering plans in collaboration with the estimating department. Analyze plans to identify opportunities for optimization and cost reduction without compromising quality or compliance. Review shop drawings (assembly plans) to prevent conflicts and errors prior to construction. Tendering and Negotiations Negotiate and award contracts while ensuring compliance with budgets and contractual requirements (deadlines, safety clauses, warranties). Draft clear and comprehensive scopes of work to avoid ambiguities. Operational Monitoring and Coordination Coordinate internal stakeholders (coordinators, site supervisors) and external partners (architects, engineers, subcontractors). Ensure compliance with quality, safety, and regulatory standards (RBQ, CNESST, CCQ). Manage construction changes (change notices, directives) and assess their impact on costs and timelines. Identify risks and recommend proactive corrective measures. Participate in project close‑out: final inspection, deficiency lists, and end‑of‑project documentation.
