Superviseur du renouvellement et des opérations LaCité | Montreal, QC Le superviseur du renouvellement et des opérations est responsable de l’entretien et de la réparation des logements vacants et occupés, de la coordination des projets de rénovation, de la gestion des équipes de terrain et de la maintenance des systèmes, tout en assurant un service client de haute qualité et des économies de coûts. Responsibilities Setting up all required pre‑move out and quality control inspections with residents. Ensure effective communication with residents, consistent with expectations of Provincial guidelines, when any capital projects are undertaken. Maintain an overall focus on enhancing the customer experience. Foster a strong customer service culture amongst all team members. Promote a strong sense of community. Participate in Customer Service Rating Initiatives (e.g. Maintenance IQ / Google rating campaigns). Management and Administration Coordination and execution of the suite turnover program. Ensure all established protocols and procedures related to the turnover program are respected and that rent readiness is achieved in the shortest amount of time. Ensure efficient management of Back‑to‑Back turnover. Monitor in‑suite renovations, coordinate with union employees and contractors, and ensure a high quality of finishing. Supervise field staff, service providers and contractors and oversee quality of work performed. Oversee the opening and locking of suite doors for maintenance and service personnel when entry by the resident has been duly authorized. Monitor and effectively manage service logs to ensure work orders are completed as per company protocols. Coordinate month‑end turnover duties: scheduling of contractors and staff for turnover of suites. Issue and track work and purchase orders, and monitor expense to budget. Obtain 3 competitive quotes for all full turns and any major project with an estimated cost of $20K+. Inform supervisor (Operations Manager) and, in certain cases, Property Manager of cost overruns. Complete thorough orientation and training of new and existing union staff according to established policy and procedure. Comply with regular fire and life safety standards including monthly testing and annual drills. Ensure a thorough knowledge and understanding of emergency procedures including fire, flood and mold remediation for direct reports / union staff. Coordinate incoming and outgoing suite inspections and document as required. Maintain par stock maintenance supplies, and complete regular inventories; order supplies as necessary and as instructed by the Operations Manager. Maintain appliances and A/C (PTAC) inventory. Be familiar with and adhere to the company’s Health and Safety policy. Ensure all vendors and contractors comply with the established health and safety policy and have up‑to‑date CNESST certificates, and immediately report any infractions, hazardous conditions, or damaged equipment to the supervisor (Operations Manager). Participate in special projects from time‑to‑time as assigned by the supervisor or the Property Manager. Maintenance Have knowledge and basic understanding of all maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, swimming pools, sprinklers, etc.). Ensure effective monitoring and control of all building access / entrance and exit doors including cylinder lock and electronic systems. Participate in supervising the general maintenance in workshops, parking lots, mechanical rooms, rooftops and other common areas. Participate in supervising work completed by fire and life safety systems contractors to ensure required maintenance and repairs are completed properly. Ensure all mechanical and exit doors are secure and properly functioning at all times. Secure laundry rooms, recreation areas, locker rooms, and other common elements at prescribed times. Participate in supervising snow removal duties and ensure complete sand and salt logs are properly maintained. Ensure waste and recycling duties are completed on established pick‑up days, including safe operation of equipment hauling machinery, and maintain positive working relationship with City collectors or contracted vendors. Assist Operations Manager in overseeing capital project activities on site and advise supervisor of any concerns. Wear prescribed Personal Protective Equipment (PPE) when required. Cleaning Manage, maintain, schedule staff, and participate when required to ensure property, grounds and vacant suites are kept clean in accordance with company standards. Ensure a complete knowledge and understanding of safe handling of cleaning materials (WHMIS), and ensure that all staff, contractors, and vendors comply with safe handling guidelines.
