Property Manager Toronto-ONSITE 6 MONTH CONTRACT $100-115k This individual is responsible for coordinating lease enforcement policy to ensure tenant compliance of leases and implement appropriate remedies when tenants are in default of their lease guidelines and procedures, ensuring appropriate internal controls are maintained, coordinating the preparation of building operating and capital budgets to ensure highest level of maintenance and integrity of properties and control operations within budget, ensure all administrative procedures for A/R control, variance control, sales reporting, project approvals, environmental reporting and lease documentation are completed correctly and providing strategic direction and ongoing stewardship to ensure the long term operational integrity and viability of our properties .Responsibilitie s:Manage rent collection policy to ensure prompt payment by tenants and assist in rent collections directly as require d.Monitor accounts payable to ensure payments according to polic y.Manage appropriate landlord remedies for all tenant defaults and ensure tenant compliance on all issue s.Coordinate and assist environmental policy and procedure s.Supervise on-site staff to assure directio n.Prepare deliverable operating and capital budget s.Control variances to ensure budgets on targe t.Liaise with internal stakeholders when require d.Prepare monthly and quarterly reporting, and if applicable, co-owner reportin g.Prepare and/or review monthly/annual recovery adjustments including shortfall and over/under accrual analysi s.Provide Lease Administration with rates per square foot information for annual rental notice updates and perform change analysis for rate s.Identify and implement a long-term strategy of deferred maintenance for the propertie s.Manage internal staff and external consultants in the execution of the deferred maintenance strategic pla n.Monitor, improve, and amend the capital plan as require d.Ensure the ongoing marketability of the properties by assuring the properties are top of class aesthetically and operationall y .
