Schedule Tuesday - Saturday Pay $35.00 - $38.00/ Hr., DOE + commission opportunities and occupancy bonuses Job Summary The Director of Sales embodies Yoi Shigoto, “the good work,” by driving the sales efforts and outcomes of the senior living community, which includes managing inquiries, tours, professional referral development, first impressions, and understanding market trends and updates. This role is essential for establishing MBK Senior Living as the senior living provider of choice from the first initial contact. Essential Duties Lead community’s sales efforts and maintain budgeted occupancy by increasing qualified inquiries, tours, and professional referrals (85%) Respond to new inquiries from multiple channels, entering all completed sales activities and detailed notes within the CRM in real time Utilize MBK follow-up plans to achieve desired communication levels with new inquiries, scheduling next steps per MBK Hot/Warm/Cold expectations Complete thorough database management within the CRM in real time, ensuring every interaction is captured Serve as primary point of contact for prospects/families and referral agencies until move‑in process begins with the Executive Director Assist in training community team on first impressions, inquiry calls, and effective tours with prospects and professionals Collaborate with the Executive Director to embed sales responsibility in all community team members, providing training when necessary Conduct daily community walkthroughs, ensuring model apartments and common areas are show‑ready at all times Build and maintain relationships with industry influencers, professional referrals, and key community partners to promote the community and attract residents Perform professional outreach: 7‑10 face‑to‑face interactions weekly, maintain detailed CRM notes, and develop referral strategies Plan and conduct internal events to showcase communities and attend local market events Create, update, and manage quarterly Sales and Marketing Plans in collaboration with the Executive Director Develop understanding of operating budgets, revenue generation, and value pricing to achieve financial goals Analyze market research, adjust marketing strategy, and maintain knowledge of local trends and competitors Provide concierge team with relevant information for upcoming tours, ensuring a “WOW” experience for all visitors Maintain up‑to‑date CRM with contact information, detailed notes, and scheduled next steps, using MBK plans and personalized strategies Manage community fee receipts and coordinate Moving‑in process with department managers Attend, coordinate, and sponsor community networking functions to promote community image and culture Interview, train, manage, and resolve issues with Sales Assistants, following community policies and regulations Participate in meetings and planning activities, including daily stand‑up, weekly sales and marketing meetings, and monthly all‑team member meetings Present sales and marketing initiatives at community meetings and work with the Executive Director to price apartments and maximize revenue Determine appropriate incentives within community guidelines to close sales and move residents into the community Communicate effectively with Executive Director, Regional Directors of Sales and Operations, and VP of Sales & Marketing Non‑Essential Duties Perform other duties or special projects as assigned by the Executive Director Ensure compliance with all federal, state, and local laws and regulations, and community policies affecting the department Display professionalism and empathy when interacting with residents, team members, and visitors Collaborate and lead with teamwork, presenting a consistent professional image Confirm all promotional materials and communication are aligned with MBK principles, core values, and professional image Supervisory Responsibilities Sales Assistant: 0 to 1 employee Minimum Requirements College degree or relevant experience required Sales and Marketing experience preferred, with a successful track record Clear background checks and health screening (negative TB test within last 6 months) Valid state‑issued driver’s license and insurance Solid PC skills, familiarity with Microsoft Office (Word, Excel, Outlook, Email) Excellent written and verbal communication skills in English Comfortable speaking in public settings and presenting to small groups Preferred Requirements Bachelor’s degree coursework in communications, public relations, marketing, or related field Successful track record in sales/marketing experience Ability to work weekends, evenings, and flexible hours during peak service times Benefits Rich benefits package: Medical, Dental, Vision, and 401(k) matching up to 4% Childcare and eldercare assistance Flexible spending accounts Team Member discounts Equal Opportunity Employer MBK is an equal opportunity employer.
