Job Summary The Regional Maintenance is primarily responsible for general, preventative and repair maintenance of a portfolio of buildings, apartment units, and grounds. This role responds to emergency situations during and after hours to resolve immediate safety concerns and supports various maintenance activities including minor carpentry, electrical, plumbing, and painting to serve residents.Customer Service ResponsibilitiesEnsure that a superior level of cooperation, service and support is provided to residents.Promptly respond to resident issues and service requests.Operations ResponsibilitiesPerform general and specialized maintenance and repairs under the direction of the Regional Maintenance Manager, Regional Project Manager, or Regional Team Leader.Complete assigned service requests for both in-suite (interior and exterior) and common area issues in a timely manner.Perform in-suite turnover activities, including light and heavy maintenance such as repair or replacement of appliances, kitchen or bathroom fixtures, basic carpentry, etc.Complete appliance repairs, routine plumbing repairs, maintenance requiring carpentry skills, painting, and basic electrical repairs; safely use and maintain tools.Inspect grounds, facilities, and equipment to determine if repairs or preventative maintenance is required.Take initiative to correct deficiencies; maintain clean and garbage‑free lobbies, hallways, and properties; replace light bulbs, plumbing, electrical, etc.Maintain the cleanliness and organization of all electrical, mechanical, and work areas, as well as supply and storage areas.Perform all facets of the job in accordance with the legislation applicable to the jurisdiction, including Health and Safety standards, WHMIS, AODA, PIPEDA, and Human Rights.Comply with health & safety procedures ensuring the use of required safety equipment and identifying unsafe practices and conditions while maintaining a clean and safe working environment.Ensure all areas are free of hazards; if unable to resolve, inform management for immediate resolution.Maintain regular and timely documentation of maintenance activities.Respond to after-hours emergencies when on call.May be required to work with contractors and monitor work progress.Perform all other duties within the scope of the job as requested by management.Qualifications (Expertise You’ll Bring)Completion of High School or general education degree (GED).2+ years of maintenance or related experience.Must have a valid driver's license and access to a vehicle at all times.Flexibility to work on-call on a rotating schedule (evenings & weekends) is required.Proficient with use of basic handheld and electrical tools.Knowledge of plumbing, electrical, drywall, carpentry, painting, etc.Core CompetenciesExcellent communication; ability to speak other languages is an asset.Actively championing diversity and inclusion.Commitment to "Best in Class" Customer Service.Professional demeanor with strong communication skills.Ability to accurately listen, understand and respond to issues appropriately.Ability to work and act independently using good judgment when assessing difficult situations.Strong problem‑solving skills.Self‑motivated with a “can‑do” and “no task is too big or too small” attitude.Superior organizational and time‑management skills with ability to multi‑task and prioritize under tight timelines.A demonstrated high degree of integrity, diplomacy, discretion, and confidentiality.Preferred QualificationsWHMIS certified would be an asset.Knowledge of mechanical and HVAC systems would be an asset.Exposure to the multi‑residential or other related industry asset class would be considered an asset.Certification/license from one of the trade professions would be a definite asset.BenefitsCollaborative, inclusive workplace culture that prioritizes employee wellbeing and safety.Meaningful opportunities for professional growth and development.Exposure to a diverse portfolio of real estate assets across North America.A competitive compensation and benefits package designed to support you and your family.Support for work–life balance, along with accessible employment practices that meet AODA requirements.Legal Statements We provide equal employment opportunities to all candidates and do not discriminate on the basis of race, color, religion, gender, sexual orientation, age, disability, or any other legally protected status.Morguard is dedicated to maintaining accessible employment practices in accordance with the Accessibility for Ontarians with Disabilities Act (AODA).
