The Director, Real Estate Investments is responsible for overseeing the financial analysis, investment structuring and financing activities related to real estate development and investment projects across Quebec and Ontario. The role provides functional leadership to the investment team and ensures consistency, accuracy and discipline in underwriting, reporting and capital structuring practices. KEY RESPONSIBILITIES Financial Analysis & Oversight Oversee financial analysis of real estate developments, acquisitions, dispositions and various investment structures. Review and validate financial models prepared by the investment team to ensure accuracy and alignment with corporate standards. Standardize underwriting methodologies and financial modeling practices across markets. Leadership & Team Management Manage and supervise the Manager, Real Estate Investments (Toronto), and provide functional leadership across markets. Coach, mentor and support professional development of team members. Allocate work, set priorities and ensure timely delivery of high-quality analysis and reporting. Limited Partnerships & Investor Reporting Improve and standardize quarterly reporting for limited partnerships and investors. Oversee preparation of financial summaries, forecasts and supporting documentation for investors. Coordinate and participate in annual meetings and investor communications. Act as point of contact for complex investor relation inquiries. Fund Management & Strategy Contribute to the investment strategy of development projects and provide financial recommendations to senior leadership. Participate in regular real estate investment meetings and support capital allocation discussions. Collaborate in the structuring and creation of new limited partnerships. Liaise with Accounting and external advisors (e.g., Altus) regarding reporting and fund NAV calculations. Lead financing processes, including securing debt financing and coordinating fulfillment of conditions precedent. Evaluate and recommend alternative financing structures (e.g., hedging strategies, swaps, structured capital solutions). Develop and maintain relationships with lenders and expand the company’s financing network. Acquisitions, Dispositions & Development Support Collaborate closely with Development Managers on acquisitions, dispositions and development initiatives. Support leasing and operational teams with financial analysis as required. QUALIFICATIONS Bachelor’s degree in Finance, Economics, Real Estate or related field. Minimum 8–10 years of progressive experience in real estate investments, development finance or capital markets. Strong experience in real estate financing for acquisitions and development projects. Demonstrated experience negotiating with lenders, investors and business partners. Advanced financial modeling and analytical skills. Experience overseeing multi-project or multi-market portfolios is an asset. MBA, CFA or other relevant professional designation is considered an asset. Strong leadership and team management capabilities. Excellent communication and presentation skills. Bilingualism (English and French) is considered an asset.
