Assess current workspace usage, capacity, and utilization through review of space data, floor plans and occupancy metrics. Identify gaps, risks, and opportunities to improve space efficiency, collaboration and employee experience. Develop and recommend frameworks to support an unassigned desk model, including desk‑to‑employee ratios and functional zoning. Provide strategic guidance on workspace policies and guidelines, including booking windows, cancellations and usage standards. Support the integration, configuration and optimization of desk booking tools, including analysis of underutilized features. Establish KPIs to measure workspace utilization, adoption and success. Advise on phased rollout strategies for desk reservation tools across multiple locations. Contribute to the development of employee communications, including FAQs, quick‑start guides and training materials. Monitor post‑implementation usage data and provide insights and recommendations for continuous improvement. Analyze space availability, forecast future capacity needs, and support densification and space optimization planning. Prepare summary insights and recommendations to support ongoing space management decisions. Participate in select stakeholder meetings in an advisory capacity to share expert insights and recommendations. What You Bring To The Table 10+ years of relevant professional experience in real property, workplace strategy, space management or portfolio planning. University Degree (PhD, Graduate, or Undergraduate) and a relevant professional certification. 3+ years of experience (within the last 5 years) performing real property portfolio planning or space accommodation planning, including space data analysis, utilization metrics, floor plans and workspace optimization recommendations. 2+ years’ experience (within the last 4 years) using an IWMS or booking system (Archibus/Eptura or equivalent) for space planning, occupancy analysis and booking optimization. 2+ years of experience conducting baseline space assessments, utilization and occupancy analyses, workstation counts, usage reporting and employee feedback analysis. Experience must include providing recommendations for unassigned desk and hybrid work models, including workforce growth and functional needs assessments, scenario analysis, future space requirements analysis and functional zoning. 2+ years of experience preparing or advising on: Unassigned desk model parameters Policies/guidelines KPI frameworks and measurement approaches Phased rollouts across multi‑site or multi‑building environments Communication and space management materials for employees 5+ years of recent experience reviewing space data, floor plans, utilization, workstation counts and occupancy patterns. 5+ years’ experience with desk‑to‑employee ratios, zoning, hybrid seating models, workstation typologies and booking rules/parameters. 4+ years’ experience forecasting space needs, analyzing organizational growth and comparing space solutions. 2+ years’ experience producing utilization reports, KPI dashboards, densification analysis and post‑implementation recommendations.
