We are looking for a highly motivated Live-Out Building Superintendent for one of our upscale condominiums. Shift Schedule: Monday – Friday, 9:00 am – 5:00 pm Site Location: Etobicoke, ON Compensation: $46,000 per year Your Responsibilities Maintain a clean, safe, and healthy environment. Report all deficiencies, maintenance requirements, vandalism, and supply inventory to the Property Manager. Respond to emergencies, interact with contractors and building residents. Check mechanical rooms and manage garbage disposal. Become familiar with every room in the building. Paint and touch up as needed. Follow and improve procedures, follow up on requests. Perform small repairs in common areas. Carry out ongoing preventive maintenance. Enforce condominium rules and regulations. Provide recommendations to resolve and improve situations. Attend daily meetings with the manager. Create and maintain a reading log and keep records. Other duties as assigned. Skills and Qualifications Experience with condominiums preferred; knowledge of BAS and building machinery/equipment (boilers, chillers, pool, etc.). Strong customer service experience with residents. Knowledgeable of maintenance schedules; proficient with sprinkler rooms, boiler rooms, HVAC, generator rooms, elevator rooms, pool rooms, electrical rooms, fire panels, makeup air units, sump pumps, boosters, pumps, irrigation systems, compactor rooms, circulation pumps. Proficiency with email; familiarity with emergency procedures (fire and water leaks). Excellent interpersonal, phone, and customer service skills; proficient English speaking and writing. Ability to follow instructions. Sense of responsibility. Highly energetic and able to respond to changing priorities positively. Physical Requirements Sitting, standing or walking for extended periods of time. Work shifts typically eight (8) hours, may be altered as needed. Potential exposure to unpleasant and noxious fumes, odors, and hazardous work environments. Work may involve mental and physical stress.
