Manager, Valuations The Manager, Valuations is accountable to the Director, Valuations for regularly assessing the value of properties within a defined, regionally based portfolio of assets (all asset classes) in order to accurately assess the current and potential value for financial reporting and decision making purposes. Responsibilities Quarterly Valuations and Reporting – Researches and prepares quarterly valuation analysis for a defined, regionally based portfolio of assets (all asset classes) in order to provide investors and asset managers with a property’s current market value to measure returns, capital appreciation and decision making. Ongoing Valuations Reviews – Reviews and approves the valuation analysis of current assets submitted by external valuations professionals in order to ensure the quality and consistency of the valuations of the assets for audit purposes. Relationships with Real Estate Industry – Develops and maintains strong relationships within the real estate industry, especially brokers, in order to track transactional activity and market trends to assist in valuations of current and potential assets. Financial Modeling – Analyzes, including preparation of income and cash flow projection, and makes recommendations on changes to leasing strategy and development/capital expenditure opportunities in order to assess the impact of those changes on the viability and value of the property. Support to Property Acquisitions – Performs a valuations analysis for properties targeted for acquisition in order to provide the acquisitions team, and relevant investors, with an estimate of the market value of the property being considered in acquisition decisions. Market and Property Reporting – Researches and provides analysis and commentary to a variety of market econometric and other reports in order to provide information for investment decision‑making in various regions. Market Rent Data – Establishes and monitors market rent (ticket rent) via meetings held with asset management and leasing within various regions and product types. Annual Property Tax Assessment – Monitors, and where appropriate appeals, annual property tax assessments, year‑end management billings and approved service contract invoicing in order to ensure these expenses are appropriate for the property. Management and Development of Staff – May be responsible for hiring, on‑the‑job training, managing and coaching of Real Estate Analysts. Any other job related duties and/or projects that may be assigned. The Expertise You’ll Bring Bachelor’s degree in a related field (e.g. Commerce, Real Estate, Urban Geography), or equivalent. Minimum of 7 years of relevant real estate experience. Accredited Appraiser Canadian Institute (AACI) or Canadian Residential Appraiser (CRA) designation. Previous experience in financial analysis. Excellent computer skills (e.g. MS Office). Preferred Qualifications and Experience Experience with Argus or other real estate valuations software is an asset.
