Key ResponsibilitiesAssist with preparation of conceptual project budgetsAssist with preparation of preliminary design schedules and construction schedulesAssist with preparation of permit packages by coordinating drawings and information required for the application and approval process and assist in obtaining all other municipal permitsAssist in the preparation and issuance of the project tender packages, including scopes of work customized for the specific projectPrepare and review bid analysis spreadsheets and recommendations for contractor and vendor selectionsPrepare prime contract, consultant services agreements and vendor purchase orders for executionInternal project schedule updates and construction status reportingAttend and participate in project meetings as requiredProvide meeting minutes for applicable meetings as directedSet up and maintain record files to ensure that all project information is appropriately documented and securedReview, submit and maintain tracking log for RFI’s and shop drawingsEnsure shop drawings are submitted in accordance with the Project ScheduleAssist with approvals and accounting entries for project change ordersManage the change management process by reviewing all incoming change requests for scope justification and pricing accuracy, maintaining a current change log, and updating online software for approved changesOwn project document control across all phases of construction, maintaining a comprehensive and up-to-date filing system for all submittals, RFIs, change management, drawings, meeting minutes, and project correspondenceAssist in the processing of progress billings from contractors, consultants, and other vendorsMonitor the site progress and the quality of the work completed. Identify and address any deviations from the project timelines or specifications.Coordinate and collect all close‑out documents including as‑build record drawings, warranties, operating and maintenance manualsManage the close‑out process from an ownership perspective, ensuring all service contracts, warranties, and maintenance agreements are properly executed, organized, and transitioned to the building owner and/or tenant upon project completion.Other duties as requiredDesired Skills and ExperienceA minimum of 2-4 years of relevant work experience in industrial or institutional constructionThe ability to travel throughout GTA with access to your own vehicleA technical Diploma or relevant University DegreeExceptional written and oral communication skillsPassion for construction and project managementRecognized analytical and research skillsThe ability to handle a heavy workload, multitask and prioritizeA strong work ethic, attention to detail, and excellent organizational skillsA desire for continuous learning and professional development within the construction and real estate development industry$70,000 - $85,000 a yearThe annual base pay range for this position will be based on the desired experience level for this role.
