Institutional Mixed-Use Portfolio | Downtown Toronto Flagship Luxury Residential & Hospitality Portfolio Role Overview The Regional Energy & Maintenance Manager (REMM) provides senior technical and operational leadership across an institutional-quality mixed-use portfolio, anchored by one of Downtown Toronto’s most prominent luxury residential and hospitality communities. This role is accountable for asset reliability, building systems performance, maintenance execution, and maintenance-driven capital delivery. The REMM serves as the regional technical authority and escalation point for critical building systems, life-safety risk, and operational standards, ensuring long-term asset integrity, resident experience, and value preservation. Responsibilities Regional oversight of maintenance operations for luxury residential, amenity, commercial, and assets. Ensure reliability, uptime, and performance of HVAC, electrical, plumbing, life safety, elevators, access control, parking, and envelope systems. Ownership of preventive maintenance strategy, CMMS governance, and data integrity. Senior escalation point for complex failures, after‑hours emergencies, and life‑safety incidents. Operational ownership and optimization of Building Management Systems (BMS) and a Computerized Maintenance Management System. Leadership of maintenance-driven capital projects and system renewals, including Life Cycle Projects. Implementations Vendor, contract, and service‑level agreement (SLA) management. Budget ownership, cost control, and lifecycle planning. Regulatory compliance, safety leadership, and risk mitigation. Leadership, development, and performance management of regional maintenance teams. Oversight of enterprise BMS platforms (e.g., Siemens, Honeywell, Schneider, Delta). Approval of control sequences, setpoints, schedules, and alarm thresholds. Monitoring of system trends and alarms to proactively identify inefficiencies and failure risk. Coordination of BMS contractors for programming changes, upgrades, and commissioning. Use of BMS and metering data to support energy optimization and capital planning. Enforcement of cybersecurity protocols and access controls. Planning and execution of equipment replacements, system upgrades, and amenity renewals. Review of technical designs, scopes of work, commissioning plans, and project close‑out documentation. Contractor performance management, change control, and risk mitigation. Establishment and enforcement of vendor SLAs, quality standards, and safety compliance. Energy, Safety & Compliance Support portfolio-wide energy efficiency and sustainability initiatives. Bill management including energy logging, tracking, monitoring, analysis, and reporting. Perform energy audits and draft energy audit reports. Review maintenance and operating schedules to identify energy‑saving opportunities and develop action plans. Project implementation and delivery of energy‑saving initiatives. Measurement, verification, reporting and maintenance of a project registry for all energy‑related projects. Create Strategic Energy Management Plan following current templates. Oversight of safety programs, audits, and incident investigations. Coordination of regulatory inspections and corrective actions. Leadership Profile 8–12+ years of progressive experience in facilities, building operations, or maintenance leadership. Experience with high‑rise luxury residential, hospitality, or complex mixed‑use environments. Strong technical background in HVAC systems, building controls, and integrated building systems. Demonstrated capital planning and project management capability. Executive‑level communication and stakeholder management skills. Credentials Must hold a Certified Energy Manager (CEM) certification. Trade certification (HVAC, Electrical, or Plumbing). PMP or formal project management training. BMS / controls certification or formal training.
