Responsibilities The Manager, Construction is accountable for ensuring the setup of estimates, budgets and construction timetables for clients are completed, as well as developing the construction strategy. The construction manager selects subcontractors and workers, provides required explanations to builders and other professionals, and coordinates with architects, engineers and specialists. The construction manager ensures the project complies with building codes and all legal or regulatory requirements and acts as the first responder when delays or problems occur. Construction Strategy : Develop, communicate and oversee the implementation of strategies and expected outputs for construction and maintenance of structures, facilities, and system projects to ensure efficiency and timely completion. Study job specifications to determine appropriate construction methods and schedule the project to meet deadlines. Project Planning : Analyze tenants’ needs and requirements, translate them into full‑scale project plans including scope, quality requirements, overall budget, deliverables, milestones, risk assessment, and obtain all necessary permits, licenses and associated documentation. Communicate project expectations to team members and stakeholders to ensure alignment with organizational goals. Budgets : Prepare and submit budget estimates and progress and cost tracking reports. Evaluate construction methods and determine the cost‑effectiveness of plans. Construction Sourcing : Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors. Interpret and explain plans and contract terms to administrative staff, workers and clients, representing the owner or developer. Project Leadership : Provide leadership and guidance to the project team from the planning stage through to completion. Manage construction implementation for conformity with approved design, detailed scheduling and coordination, management of inspections, administration of construction changes, approvals of progress claims, completion certificates, deficiency and warranty work, commissioning, operating manuals and record documentation. Construction Reporting and Evaluation : Develop and deliver progress reports, proposals and requirements documentation. Evaluate project‐related information and proactively address challenges to continuously align both project and organizational goals. Building Codes and Health, Safety and Security : Confer with supervisory personnel, owners, contractors and design professionals to resolve work procedures, complaints and construction problems. Inspect and review projects to monitor compliance with building and safety codes and other regulations. Direct and supervise workers, investigate damage, accidents or delays, and take action to address delays, bad weather or emergencies. Implement quality control programs. Management and Development of Staff : Responsible for hiring, on‑the‑job training and coaching of project teams to optimize performance, productivity and departmental knowledge sharing. Other Duties : Any other job‑related duties and/or projects that may be assigned. Qualifications Minimum 7 years of relevant work experience or equivalent. Bachelor’s degree in a related field (Design, Architecture, Engineering, etc.) or equivalent. Demonstrated project management skills. Practical knowledge of Microsoft Office applications.
