The Legal Counsel role The Legal Counsel is accountable to the Vice President, Legal and Associate General Counsel for a wide range of commercial and real estate matters protecting the interests of the company and its clients against risks associated to ensuring compliance with applicable government regulations, internal policies and procedures. This will include providing legal advice and broad-based support to the company’s various business units.How You’ll Make a Difference 1. Legal Advice and Drafting Draft, review, and negotiate a broad range of commercial agreements under the guidance of senior counsel, working closely with Morguard’s business groups to identify risks and deliver practical, solutions‑oriented advice. Specific responsibilities include service agreements (property management, asset management, co‑ownership), supplier and vendor contracts, IT agreements, real estate listing agreements, and letters of intent across Morguard’s multi‑residential, retail, office/industrial, and hotel portfolios.2. Real Estate Financings and Transaction Support Assist with conventional and CMHC‑insured mortgage financings and refinancings across Morguard’s real‑estate portfolio; review and comment on loan agreements, mortgage security documents, and related financing deliverables; coordinate with lenders’ counsel and internal stakeholders to manage closings; and support senior counsel on more complex acquisition, disposition, and financing transactions as needed.3. Compliance Assist with compliance and regulatory matters relevant to Morguard’s operations, including FINTRAC reporting obligations, real‑estate brokerage licensing requirements, and corporate registrations; monitor and flag legislative or regulatory changes affecting Morguard’s business units and support implementation efforts as directed.4. General Business Support Provide day‑to‑day legal support to Morguard’s diverse business groups, including multi‑residential, enclosed retail, office/industrial, and hotel divisions; assist in developing and maintaining standard‑form agreements, templates, and internal corporate policies; and support the legal team on enterprise‑wide initiatives as required.5.
