ABOUT THE ROLE We are seeking a Sr. Marketing Manager to lead property marketing strategy for brokerage teams across Canada. This individual will partner closely with brokers to shape positioning, messaging, and go-to-market approach across a range of assignments and asset types, turning market insight, broker perspective, and property strategy into marketing that is thoughtful, compelling, and effective. The role is both strategic and hands‑on, focused on guiding marketing plans, developing key materials and campaigns, and working alongside brokerage teams and their support resources to execute effectively. ESSENTIAL DUTIES & RESPONSIBILTIES Leadership of property marketing strategy Lead property marketing strategy for agency brokerage assignments across Canada, ensuring each opportunity is grounded in a clear understanding of the asset, market, audience, and business objective. Partner with brokers and clients to define property positioning, messaging, and go‑to‑market approach for leasing and sales assignments across a range of asset classes. Provide strategic direction by identifying target audiences, competitive differentiators, campaign priorities, and the most effective tactics to support business goals. Broker partnership and market‑facing support Lead marketing strategy during the pursuit process by helping brokerage teams position opportunities effectively, tailor property messaging, and develop materials that strengthen the overall pursuit strategy. Serve as a trusted advisor to brokerage teams and clients throughout the lifecycle of an assignment, helping them clarify strategy, strengthen messaging, and bring opportunities to market effectively. Support teams in preparing for key market‑facing moments, including launches, property campaigns, client presentations, tour materials, events, and other promotional initiatives. Partner with brokerage teams and clients to clarify roles, responsibilities, and execution plans for each assignment, recognizing that implementation may be carried out in collaboration with local team resources. Campaign development and content leadership Lead the planning and coordination of integrated marketing campaigns for property assignments, including print and digital materials, email campaigns, signage, social media, events, and other channels as appropriate. Partner with the Creative team to develop compelling marketing materials that visually communicate the property story effectively and support the broader go‑to‑market strategy. Shape the story for each assignment by translating asset strategy, market context, and broker insight into clear, compelling narratives. Lead development of messaging and content across marketing assets. Use AI tools thoughtfully to support content development, audience targeting, and campaign execution, with strong judgment around accuracy, brand standards, confidentiality, and appropriate human oversight. Team collaboration and operational excellence Collaborate with external agencies and third‑party vendors to support the development and execution of marketing materials and campaigns, ensuring alignment with strategy, brand standards, timelines, and business objectives. Help develop workflows, planning tools, and operating practices that improve efficiency and support stronger delivery across multiple assignments and teams. Encourage shared ownership of marketing execution by working with brokers and their support teams to align on responsibilities, timing, and expectations. Other duties may be assigned based on the company’s goals. QUALIFICATIONS 5‑7 years of experience in commercial real estate marketing, property marketing, brand strategy, or related marketing roles within a professional services or real estate environment. Commercial real estate experience is strongly preferred. Strong written and verbal communication skills. Bilingual (English and French) is preferred. Strong strategic thinking, project management, organizational, and problem‑solving skills, with demonstrated ability to manage multiple priorities in a fast‑paced environment. Strong interpersonal skills, with the ability to build relationships across the organization. Proven ability to influence outcomes through sound judgment, collaboration, and follow‑through. Advanced experience in Adobe Creative Suite, digital marketing tools, and content management platforms. Comfort with AI‑enabled marketing tools and emerging technologies, with the ability to apply them responsibly to improve efficiency, content development, and campaign effectiveness.
